These Terms and Conditions ("Terms") govern the use of services provided by VMS Facility Services Ltd ("we", "us", "our"). By booking any of our cleaning services, you ("the Client") agree to comply with and be bound by these Terms.

If you do not agree to these Terms, you should not use our services.

1. Services Provided

VMS Facility Services Ltd provides both residential and commercial cleaning services across the UK. Our current offering includes, but is not limited to:

House Cleaning
Deep Cleaning
End-of-Tenancy Cleaning
Office / Commercial Cleaning
Window Cleaning
Post-Construction Cleaning
Carpet & Upholstery Cleaning
Specialised & Combined Facility Support
We reserve the right to update or modify available services at any time. Please contact us to confirm the latest service offering before booking.

2. Booking & Appointments

We make it easy to book your service. You can get in touch and place a booking through any of the following channels:

2.1 — Booking Confirmation

All bookings must be confirmed by us via email, message, or phone. No booking is considered complete until confirmation has been provided by our team.

2.2 — Access to Property

The Client must ensure safe and reasonable access to the property at the scheduled time. Failure to provide access may result in cancellation fees as outlined in Section 4.

3. Pricing & Payment

3.1 — Pricing

Service prices are listed on our website or provided in written quotations. Pricing may vary based on the following factors:

  • Property size and number of rooms
  • Overall condition of the property at the time of service
  • Specific cleaning requirements and scope of work
  • Any additional or specialist services requested

3.2 — Payment Terms

When to Pay
  • Payment is due upon completion of service, unless otherwise agreed in writing
  • Advance payment or deposit may be required for end-of-tenancy, deep cleaning, or post-construction services

  • Cash

3.3 — Late Payments

Invoices unpaid after 7 days from the date of issue may incur late payment fees. We encourage clients to get in touch if payment is delayed so we can find a suitable arrangement.

4. Cancellation & Rescheduling

We understand that plans change. Here's how our cancellation policy works to be fair to both parties:

24+ Hours' Notice — No Fee

Clients may cancel or reschedule appointments with at least 24 hours' notice at no charge.

Less than 24 Hours' Notice — Up to 50% Fee

Cancellations made with less than 24 hours' notice may incur a fee of up to 50% of the agreed service cost.

No Access on Arrival — Full Fee

If our cleaner arrives at the scheduled time but cannot gain access to the property, the full service fee may be charged.

5. Health, Safety & Property Conditions

5.1 — Safe Working Environment

The Client must ensure the property is safe for our cleaning staff to work in before the appointment. This includes addressing any known hazards, providing adequate ventilation, and ensuring electrical and plumbing systems are in normal working order.

5.2 — Hazardous Conditions

We reserve the right to refuse or cease service without penalty if conditions at the property are found to pose a health or safety risk to our staff.

5.3 — Pets

For the safety and comfort of both our staff and your animals, all pets should be secured in a separate area for the duration of the cleaning visit.

6. Damage & Liability

We take great care during every service. VMS Facility Services Ltd is fully insured and all genuine claims are handled in accordance with UK insurance guidelines.

Any damage believed to have been caused during a service must be reported within 24 hours of the appointment. Claims reported after this window may not be accepted.
We Are Liable For
  • Accidental damage caused directly by our staff during a booked service
  • Claims reported within 24 hours, subject to insurance assessment
We Are Not Liable For
  • Minor wear and tear (not considered damage)
  • Pre-existing damage at the property
  • Items not disclosed as fragile prior to the service
  • Discolouration due to age, improper maintenance, or harsh chemicals used by previous cleaners

7. Satisfaction Guarantee

Your satisfaction is our priority. If you are not satisfied with the service delivered, simply notify us within 24 hours and we will return to correct the issue completely free of charge.

8. Data Protection

We process all personal data in full compliance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Your data is used only to deliver and manage our services, and is never sold to third parties.

9. Termination of Service

We are committed to providing excellent service to all clients. However, we reserve the right to refuse service or terminate ongoing service agreements in the following circumstances:

Staff safety is compromised Repeated late or non-payment Breach of these Terms & Conditions

In such cases, we will endeavour to give reasonable notice where it is safe and practical to do so.

10. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of England & Wales. Any disputes arising from or relating to these Terms shall be subject to the exclusive jurisdiction of the courts of England & Wales.
